Another Tenant Build-Out in Shelby Township
But unlike any other, this one is so Elegant and Colorful too! HairMagic Salon and SkinMagic Boutique offer great services and products to their customers. With these goals in mind, IES redesigned the entire building to suite the new business entrepreneurs’ ideas. A new space and equipment layout achieved the desired work flow and maximized the ROI for every square foot by creating eight (8) Stations. Also the Electrical and Mechanical systems design layout incorporated the necessary capacity for the operation loads and customers comfort.
United Christian School
Civil and Surveying Services
Garden City, Michigan
The Romine Group acquired the United Christian School in July, 2015. IES and Lehner Associates coordinated their efforts to provide Civil and Surveying professional services to develop the necessary ALTA Survey. The deliverables of this project included extensive coordination and follow-up with the title company, the seller’s and the buyer’s representatives. The ALTA / ACSM Land Title Survey depicted the entire specific property boundary, including the existing structures and utilities (water, gas, electric, telephone, storm water drainage and sewer).

SVS Vision
Mount Clemens, Michigan
New Headquarters
At the new SVS Vision Headquarters in Mount Clemens, IES supported the design team by offering a Structural Engineering design to create a newly designed floor plan. The goal was to maximize the open space work flow for both the New Showroom on the first floor and the Corporate Offices / Conference Rooms on the upper floors.

Structural Analysis Report
The building property management needed to have a Structural Evaluation Report developed for routine maintenance purposes. IES performed the inspection of the exterior building walls and the roof systems. The report included all detailed existing conditions, observations and analysis, and the pertinent recommendations.

Lighting System Upgrade & Energy Rebates
Due to a nonfunctioning Lighting System, the owners requested an upgrade to the existing system. IES spent the time necessary to better understand the actual space flow of the building and the display of the entire showroom. Upon further investigation, more ideas were developed to rework the entire space display layout. The purpose was to maximize the display areas for more profitable products and enhance the customer experience. A new LED system was designed with adequate controls to better show the samples on display. Additionally, IES submitted the Rebates Application and all required documentations / drawings to DTE and followed through with the entire process until J. Rohr Carpeting received their energy efficiency Rebates Check.

Lakeshore Village Condominium

Site Lighting System
The streets at Lakeshore Village needed a supplemental lighting upgrade. IES provided a Site Lighting design, including new compact fluorescent light fixtures for the condominium units’ entrances, as well as for the short and decorative poles installed throughout the area. Not only did the project enhance the overall lighting level for general safety, but also saved approximately 35% of the average energy consumption.
Up / Down Restaurant

Mechanical & Electrical Systems Upgrade
The existing Mechanical and Electrical systems on both levels of the restaurant needed a complete upgrade under the new management. IES evaluated the existing power distribution and mechanical HVAC system and provided the necessary recommendations. The new kitchen and other miscellaneous loads dictated a new service upgrade as well.
Garfield Drug Mart

New Pharmacy Build-Out
Garfield Drug Mart required a new Architectural floor plan, Lighting layout, and Mechanical HVAC ductwork layout. The new pharmacy included a new counter area, storage, a humidor, and a products display.
Marygrove College
Detroit, Michigan
New Generator Study
Marygrove College contemplated installing a new natural gas Generator to supply the campus with emergency power. IES presented a preliminary study to include the Generator, ATS and Distribution Power Equipment, and a new room building addition to house the complete system.
Camp Bow Wow

Lighting and Sound Attenuation Study
Camp Bow Wow needed to upgrade their lighting system. IES developed a Lighting Study, which proposed energy efficient fixtures and controls. Additionally, a sound attenuation insulation system was proposed, which included a comprehensive appropriation budgetary cost estimate for construction.
Vraj Hindu Temple

New Dam
The area surrounding the Vraj Temple experiences annual flooding, causing extensive damage. IES teamed up with a local contractor to design and build a new dam to better control the water flow in and around the residential neighborhood.
Bharatiya Hindu Temple

Temple Renovation Owner Representation
The Bharatiya Temple renovation projects required periodic follow-up with all of the contractors and the design team. IES assumed the role of representing the Temple as the liaison for making decisions during construction.
Troy Vet Hospital

Power Distribution Upgrade
The Troy Vet Hospital Power Distribution System needed to be replaced due to substantial damage to the incoming service section. IES developed a new One-Line Diagram, depicting the correct feeders and other equipment sizes. The Vet Hospital was back in operation within 48 hours.
St Dunstan Campus

Professional ALTA Survey
The Academic Facilities GC (Romine Group) planned to purchase St Dunstan Campus, including the Church, School, Parish Office, Rectory, and Residence. IES teamed up with Lehner and Associates to develop a comprehensive ALTA / ACSM Land Title Survey.
